Terms of Sale
Version 2.0 · 30 October 2026
Key points
This summary helps you find the main rules. It does not replace the full Terms below, which prevail.
- You buy verified, consented real-estate leads, as one-off packs or as a monthly subscription. The price, the currency and the VAT are shown before you pay.
- You pay by card, Apple Pay or Google Pay through Stripe. An order is final once paid.
- The expected start date is shown before you pay (usually the next Business Day, at most 7 Business Days after payment and onboarding). Leads are then spread over the delivery period.
- Each new lead is sold by AirLead to one customer only.
- A lead is replaced, by a Credit, only if it is a wrong number, a duplicate, a minor or has no valid consent, requested in the app within 7 days after recording your first contact attempt. A lead who does not answer, is no longer interested or does not buy is not replaced.
- Paid leads are not refunded in money, except if we cannot deliver them in time (sections 7.7 and 8.3).
- Subscriptions: cancel at any time in the app, effective at the end of the paid month; the month started is not refunded and its leads are still delivered. You can pause for up to 2 months.
- You may use leads only to contact the person about real estate, through licensed agents, and must stop at their first request. No resale, except once through the AirLead platform.
- Questions: support@airlead.app. Please contact us before disputing a payment with your bank.
1. Who we are
1.1 These Terms of Sale (the “Terms”) are offered by Patrimonnaie LLC, Shams Free Zone, Sharjah Media City, Sharjah, United Arab Emirates, licence No. 2112427.01, VAT registration number (TRN) 104337541700003, operating under the brand AirLead (“AirLead”, “we”, “us”).
1.2 Contact: support@airlead.app for any question about an order, a payment or a lead; legal@airlead.app for legal notices; privacy@airlead.app for personal-data requests.
2. Scope and acceptance
2.1 These Terms apply to every purchase of leads made on the AirLead application or website (the “Platform”): one-off packs (section 7) and monthly subscriptions (section 8).
2.2 You accept these Terms by ticking the acceptance box before paying. We record the version accepted, the date and time and your account. The version in force on the day of your payment applies to that order.
2.3 If you have signed the AirLead Lead Supply Terms with us, those signed terms govern the orders placed under them and prevail over these Terms in case of conflict.
2.4 Your own purchase terms do not apply, even if we do not object to them.
2.5 Order of priority: (a) the order summary shown before payment, for the price, quantity, market and delivery period of that order only; (b) these Terms; (c) the Platform terms of use and our Privacy Notice and App Privacy Notice.
2.6 We may update these Terms. Updated Terms apply to orders paid after their publication. For subscriptions, changes apply from the next renewal at least 30 days after we notify you; you may cancel before.
3. Definitions
In these Terms: “Customer” or “you” means the real-estate agency or the individual agent who buys leads. “Agent” means an individual who holds a valid RERA broker card and receives leads, either as the Customer or named by an agency Customer. “Lead” means the contact details and stated interest of a natural person (the “Prospect”) who asked to be contacted about real estate and gave a Consent. “Consent” means the Prospect’s freely given, specific, informed and unambiguous agreement, given by an affirmative action, to be contacted by AirLead’s partner agencies, with its record (wording and version, date and time, source and OTP Verification) (the “Consent Record”). “OTP Verification” means the confirmation, at capture, that the Prospect received and entered a one-time code sent to the phone number supplied. “Order” means a paid purchase of a pack or of a subscription month. “Credit” means a right to receive one replacement Lead; a Credit has no cash value. “Business Day” means a day other than a Saturday, a Sunday or a public holiday in the Emirate of Dubai. “Applicable Law” means the laws of the United Arab Emirates, including Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data, and any foreign law that mandatorily applies to a Lead.
4. Eligibility and onboarding
4.1 Leads are sold only to licensed real-estate professionals. An agency Customer must hold a valid trade licence and RERA Office Registration (ORN); an individual Customer must hold a valid RERA broker card.
4.2 Before the first delivery you upload on the Platform the documents requested (trade licence and ORN, or broker card; identity of the account holder; broker card of each Agent). You warrant that they are true, complete and in force, and you update them within 5 Business Days of any change, including the departure of an Agent or the expiry of a licence or broker card.
4.3 We may refuse or suspend an Order until the documents are complete, valid and verified. We deliver Leads only to Agents whose broker card is valid on the day of delivery.
5. Orders
5.1 Before payment, the Platform shows the order summary: number of Leads, market (nationality or country of residence, language) and any targeting criteria, price per Lead, total price, VAT, currency and expected start date and delivery period. Minimum quantities are shown on the Platform.
5.2 An Order is binding once payment is confirmed. We confirm it by e-mail and on the Platform.
5.3 An agency Customer may change the recipient Agents at any time on the Platform. A change of market or language of a paid Order requires our written agreement and is subject to capacity.
6. Prices and payment
6.1 Prices are shown on the Platform before payment, in UAE dirhams (AED), with the VAT at the rate in force (currently 5%) shown separately. We do not publish a price list; prices may change for future Orders at any time. The price of a paid Order does not change.
6.2 Payment is made in full, in advance, by card, Apple Pay or Google Pay, through our payment provider Stripe. We do not see or store your full card number.
6.3 Stripe may offer you to pay in your local currency at an exchange rate it shows before you pay; the conversion fee included in that rate is charged by Stripe and borne by you. You can always choose to pay in AED. Refunds are made to the card used for payment.
6.4 We issue electronically a tax invoice meeting UAE VAT requirements and a payment receipt for each payment.
6.5 Payment disputes. If you believe a charge is wrong, please contact support@airlead.app first; we answer within 2 Business Days. If you dispute with your bank a payment for Leads that were delivered under these Terms, we may suspend deliveries and your account until the dispute is resolved, and we will provide the bank with the evidence of your acceptance of these Terms and of delivery.
7. Delivery of Leads
7.1 The expected start date is shown before payment. Where a campaign for the same market is already running, delivery usually starts the next Business Day; otherwise within 7 Business Days after payment and complete onboarding. If we cannot start by the date shown, section 7.7 applies.
7.2 Leads are delivered progressively over the delivery period. Daily volumes may vary; we may deliver more on one day and fewer on the following days, without exceeding the quantity ordered.
7.3 A Lead is delivered when it is made available to a recipient Agent on the Platform. We keep a time-stamped log of each delivery, which is evidence of delivery unless you prove otherwise.
7.4 Each Lead includes at least the Prospect’s first name, a phone number verified by OTP, country of residence, preferred language, the interest expressed and the date of capture. Other fields are supplied where available.
7.5 You may pause a pack once, for up to 14 days, on the Platform. The delivery period is extended by the length of the pause. Subscriptions have their own pause (section 8.5).
7.6 Leads delivered above the quantity ordered are not charged.
7.7 Late delivery of a pack. If we cannot deliver a pack in full within the delivery period plus 30 days, for reasons not caused by you, you may choose either (a) the conversion of the undelivered Leads into Credits for a comparable market, or (b) the refund of the undelivered Leads at the price per Lead paid plus the VAT charged on them, to the card used for payment, within 5 Business Days of your choice. This is your sole remedy for late or partial delivery.
8. Monthly subscription
8.1 What it is. A subscription is a monthly Order of the number of Leads shown on the Platform, in the market you chose, charged each month to your card.
8.2 Card authorisation. By subscribing, you authorise us to charge your card on the start date and on each renewal date for the monthly price shown, plus VAT, and you keep a valid card on file.
8.3 Renewal only after full delivery. A new month is charged only once all the Leads of the current month have been delivered. If Leads remain undelivered on the scheduled renewal date, the current month is extended until they are delivered; nothing is charged during the extension. The next charge is taken on the later of the scheduled renewal date and the day the last Lead of the month is delivered, and the new month starts that day. A Lead withdrawn or replaced under section 10 does not count as delivered. If a month is still not delivered in full 30 days after its scheduled renewal date, we refund the undelivered Leads at the price per Lead paid plus the VAT charged on them, to the card used, within 5 Business Days; the subscription then renews.
8.4 Reminders and price changes. At least 7 days before each charge we remind you by e-mail and on the Platform of the date, the amount and how to cancel. Price changes are notified at least 30 days in advance; you may cancel before they apply.
8.5 Pause. You may pause your subscription on the Platform. The pause starts on the next renewal date: the month already paid is delivered in full first. During the pause there is no charge and no delivery. A pause lasts at most 2 consecutive months; at its end the subscription resumes automatically and your card is charged (with a reminder 7 days before). You may resume earlier at any time; Leads then start within 2 to 3 Business Days.
8.6 Cancellation. You may cancel at any time on the Platform or by e-mail to support@airlead.app. Cancellation takes effect at the end of the month already paid: there is no further charge, the month started is not refunded and its Leads continue to be delivered at the normal pace. Any Lead of that month still undelivered 30 days after the end of the month is refunded as in section 8.3. A pause planned before your cancellation is cancelled. We confirm the cancellation in writing.
8.7 Failed payment. If a charge fails, we notify you and retry up to 3 times over 7 days. Until payment, no new Leads are allocated; Leads already paid continue to be delivered. If the payment still fails, the subscription ends.
8.8 No charge without capacity. We do not charge a renewal if, on the renewal date, we cannot produce Leads for your market. We inform you and the subscription is paused until production resumes.
8.9 One-off packs remain available alongside or instead of a subscription, at the prices shown on the Platform.
9. Exclusivity
9.1 Each Lead is sold new by AirLead to one customer only. We do not deliver a Lead already delivered to you or to any other customer, except as set out in section 9.3. A resale through the Platform under section 13.1 is not a new sale by AirLead.
9.2 A Prospect whose phone number was already captured by AirLead in the previous 30 days is treated as a duplicate and is not delivered.
9.3 A Prospect who makes a new, separate request, with a new Consent, more than 30 days after an earlier one may be delivered as a new Lead. We give priority to a customer other than the one that received the earlier request.
9.4 Exclusivity concerns our supply only. We cannot control whether a Prospect also contacts other agencies or fills in forms elsewhere.
9.5 Proof and investigation. Each Lead carries a unique token and each delivery is logged. You may report a suspected breach of section 9.1 on the Platform within 30 days of delivery, with the Lead token. Within 5 Business Days we send a written report stating whether the breach is confirmed, the evidence from our delivery log (without naming the other customer), the cause and the measures taken. If the breach is confirmed, the Lead does not count towards your Order and we deliver one exclusive replacement Lead free of charge; this is your sole remedy for a breach of section 9.1.
10. Lead quality and replacement
10.1 What a Lead is. A Lead is a Prospect who, at capture, expressed an interest in real estate, gave a Consent and confirmed their phone number by OTP Verification. Targeting criteria shown in the order summary (such as country of residence or declared investment capacity) are applied to the answers the Prospect gave at capture; we do not verify a Prospect’s finances.
10.2 No guarantee of result. We do not guarantee that a Prospect will answer, remain interested, have a given budget, attend a meeting or buy. The result of each Lead depends on how quickly and how well it is handled. Accordingly, the following are not grounds for replacement: the Prospect does not answer or cannot be reached at a given time; is no longer interested or has changed their mind; has a lower budget or a different project; asks not to be contacted again; or has already been in touch with another agency.
10.3 Invalid Leads. You are entitled to one Credit for each Lead that is invalid for one of the following reasons only: (a) wrong number: the number is not in service, or belongs to a person who states that they never made the request; (b) duplicate: the Lead was delivered in breach of section 9; (c) minor: the Prospect is under 18; (d) no valid consent: the Lead has no valid Consent Record or no OTP Verification.
10.4 How to ask. You request a replacement on the Platform within 7 days of delivery, stating the reason and attaching the evidence available (call log, message history, screenshot). Requests made outside the Platform or after this period are not accepted. You must record the outcome of your first contact attempt for each Lead on the Platform within 2 Business Days of delivery; a Lead without any recorded contact attempt is not eligible for replacement.
10.5 Review. We review each request within 5 Business Days and may check it against the Consent Record and, with the Prospect’s agreement, with the Prospect. Where the Consent Record shows a successful OTP Verification, the number is presumed valid at capture; a “wrong number” request for such a Lead is accepted only with clear evidence that the number has since stopped working or that the request was not made by its holder. An accepted request gives one Credit, delivered in the same Order or the next one, in the same market where possible. A Credit is valid for 90 days and has no cash value.
10.6 Lead without proven consent. If we cannot prove the Consent of a delivered Lead, or the Prospect withdraws it before your first contact, we withdraw the Lead: you stop using it and delete it, and it is replaced by a Credit.
10.7 Abnormal request rates. If, over any 30-day period, your rate of replacement requests exceeds the average rate of all AirLead customers over the same period by more than 10 percentage points, we may review your requests in depth; you provide the call and message records of the Leads concerned within 5 Business Days. If the review shows requests made without valid grounds, we may, by written notice giving reasons, cancel the Credits granted on those requests and deduct them from the quantity still to be delivered, and refuse further replacement requests for your current Order and for 3 months. Leads under section 10.3(c) or (d) are always withdrawn and replaced. You may dispute our decision within 5 Business Days, with evidence; we answer within 5 Business Days.
10.8 Credits under this section are your sole remedy for invalid Leads.
11. Use of Leads and contact rules
11.1 You may use a Lead only to contact the Prospect, through licensed Agents, about the real-estate interest expressed and related property opportunities in the UAE. You acquire a right to use each Lead, not ownership of the data.
11.2 Your Agents: contact Prospects only through lawful channels and at reasonable hours in the Prospect’s time zone; identify themselves and their agency at the first contact; stop contacting a Prospect at the first request; call and message only from a number registered to the agency or provided by AirLead, never from a personal number; and comply with Applicable Law, including Cabinet Resolution No. 56 of 2024 on marketing calls and RERA rules on property advertising.
11.3 You make no false or misleading statement to a Prospect, including about returns, visas or guarantees, and you do not present yourself as acting for AirLead.
11.4 You are responsible for the acts of your Agents and staff as for your own.
12. Personal data
12.1 For Leads, AirLead and you each act as independent controllers: we are responsible for the lawfulness of the capture and the Consent; you are responsible for your use of the Lead after delivery. Our Privacy Notice and App Privacy Notice explain how we process personal data.
12.2 Each party processes Prospects’ data in accordance with Federal Decree-Law No. 45 of 2021 and, where it applies, the EU or UK GDPR. You keep a Lead no longer than needed for the purpose in section 11.1 or required by law, and you do not transfer it outside the UAE except under safeguards permitted by Applicable Law.
12.3 We provide the Consent Record of a Lead within 2 Business Days of your request. When a Prospect withdraws consent or asks for erasure, we inform you and you stop all contact and delete or anonymise the Lead within 48 hours, unless the law requires you to keep it.
12.4 Each party applies appropriate security measures and notifies the other within 24 hours of becoming aware of a personal-data breach affecting Leads.
13. Resale, export and circumvention
13.1 A Lead bought new from AirLead may be resold once, only through the secondary market of the Platform when we make it available, under the rules published there, and only after the Prospect has confirmed in a recorded step that the new agency may contact them. After a resale, you stop using and delete the Lead. A Lead bought on the secondary market cannot be resold. Outside the Platform you may not sell, rent, share, transfer or publish any Lead.
13.2 You may not export Leads in bulk except into your own CRM under the same restrictions, nor use Leads to train or improve any artificial-intelligence model, nor scrape or reverse-engineer the Platform.
13.3 We may monitor the use of Leads on the Platform and include markers to detect unauthorised transfers. If we have reasonable grounds to believe that this section has been breached, we may suspend deliveries immediately while we investigate; you cooperate within 5 Business Days.
14. Warranties and liability
14.1 We warrant that each Lead was captured with a Consent and an OTP Verification recorded in the Consent Record, and that we hold the rights needed to supply it to you. You warrant that you are, and remain, a licensed real-estate professional and that only licensed Agents contact Prospects.
14.2 We give no warranty as to the number of meetings, transactions, commissions or revenue you will obtain.
14.3 Neither party limits its liability for fraud, wilful misconduct, gross negligence or any liability that cannot be limited under Applicable Law.
14.4 Subject to section 14.3, neither party is liable for loss of profit, commission, business or opportunity, or any indirect loss; and our total liability for an Order is limited to the price you paid for that Order.
14.5 You indemnify us against any claim, fine or penalty resulting from your or your Agents’ breach of sections 11 to 13 or of Applicable Law. We indemnify you against any claim, fine or penalty from a Prospect or an authority resulting from the absence of a valid Consent for a Lead we supplied.
15. Suspension and termination
15.1 We may suspend deliveries by written notice if an onboarding document expires or becomes invalid, a payment is disputed under section 6.5, or section 13.3 applies. Deliveries resume, and delivery periods are extended, once the cause is remedied.
15.2 Either party may terminate an Order by written notice if the other commits a material breach not remedied within 15 days of a written notice describing it. We may terminate immediately for a breach of section 13.1 or 13.2 or if you lose your licence or broker card.
15.3 On termination for our material breach, we refund the undelivered Leads of the Order at the price paid. On termination for your breach, no refund is due and Credits lapse.
16. Force majeure
Neither party is liable for a delay or failure caused by an event beyond its reasonable control, including outages of telecom, advertising or payment networks, a change of law or a decision of an authority, provided it notifies the other promptly. Delivery periods are extended accordingly. If the event lasts more than 30 days, either party may terminate the affected Order and section 7.7 applies to the undelivered Leads.
17. Intellectual property
We own the Platform, its software, the AirLead name and logo and our databases. You receive a non-exclusive, non-transferable right to use the Platform for the purposes of your Orders. We may use outcome data recorded on the Platform in aggregated or de-identified form to improve lead quality, and never disclose one customer’s data to another.
18. Notices, language and evidence
18.1 We send notices by e-mail to the address of your account and on the Platform; you send them to support@airlead.app or, for legal matters, legal@airlead.app.
18.2 These Terms are written in English. Our electronic records (acceptance of these Terms, OTP and consent logs, delivery log, payment records) are evidence unless proven otherwise, in accordance with Federal Decree-Law No. 46 of 2021 on Electronic Transactions and Trust Services.
19. Governing law and disputes
19.1 These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai.
19.2 The parties first try to settle any dispute in good faith within 15 days of a written notice describing it. Failing settlement, the courts of the Emirate of Dubai have exclusive jurisdiction, without prejudice to any mandatory right a consumer may have under Applicable Law.
20. General
If any provision is held invalid, the rest remains in force. A failure to enforce a right is not a waiver. You may not assign your Orders without our written consent; we may assign them to an affiliate or successor operating the Platform, provided your rights are not reduced.
